Waverly Hundred Homeowner’s Meeting - April 28, 2004

Meeting called to order at 7:35 p.m. by Warren Hamer

Those present: Warren Hamer, Nancy Baker, Alan Hollinger, Jonathan Klein and Frank Malone.

Warren read the minutes of the last meeting and they were approved by all.

Treasurer’s report was made with a balance of $93,149.99 current in account with an outstanding water bill of approximately $184. to be paid.

Collections: 2 people who have not paid now with legal

1 assessement check bounced send to legal with RRR- have not heard from them – will send again this weekend.

1 homeowner paid half and will pay the second half next month.

Violations: Alan reported 2. One at 6300 Gauntlet Hall and one where there is a "for rent" sign re: fence problem. He related that we are doing pretty good. Cat problem reported at 6220 Hawkes Bluff Avenue – Debby Quintana, neighbor related the problems that the cats were creating in her yard. It was said that we can forward this to the attorney and we advised homeowner to get pictures of the 9 cats which inhabit this home. Alan will send legal notice in which they will have 30 days to respond – if no response then it will go to the attorney. There were a few violations to take care off. Warren mentioned that he will start giving more violations to Danny.

Audience questioned about boats- Warren said behind a fence or in a garage is fine. If a boat is out more that one or 2 nights, a courtesy notice is sent.

Warren stated if you have a question or need advice, you can write to the Board e-mail address.

Frank reported Pool and fence sprinklers in order.

Alan reported on facility maintenance – lights good – new entry ways have plants, all trimmed and mulched – all palms trimmed, sprinklers working and week and feed done. Mention was made that Warren painted the pipe on the Dykes Road south side entrance. The island weeds were cleaned up, traveler palms removed at Ashby Field Road – clean up and replant in the works. Mention made that less is best.

Jonathan made a motion to have A Perfect Pressure Cleaning Inc. for $16,215 be the painter of choice, Alan seconded, all in favor.

Color: same color as the same on the wall that was fixed on Hawkes Bluff – same combo of light tan and white trim. Warren made the motion on paint color, Jonathan seconded – all in favor.

Warren will do letter that painting will begin on or around June 1 and to let homeowners know about bush removal, etc., if necessary, on the homeowners side of the wall if they want their wall painted. Homeowners will have to advise the Board their choice.

Nancy related that letters were sent to several people/agencies regarding the Lincoln Mercury noise/sight problem on Dykes Road. Letters also sent regarding the filling in of trees along the cement wall that faces south along the Environmentally Protected area south of Waverly Hundred.

Insurance: Jonathan will make a call regarding Insurance Company.

Old Business – Dan not present – will wait for next meeting – matter of security, etc. still under review. Coordinating of police: one day – 4 hours: to mix up days and time, routine patrols, various duties, etc. Asked for a daily activity log and to have it given to Alan – He will call on Thurs to get it into works.

New Business – Concern mentioned by homeowner. Mr. Delapietra voiced his concern that speeders are prevalent on Ashby Field Road as well as other streets in the development. He said that he would be meeting with Judy Paul to ask if we can get assistance with getting speed humps installed as it was known that speed humps are no longer allowed. He is going to meet with her and get back to us at the next meeting.

Warren announced meeting adjourned at 9:20 p.m.
